Supermassive Games, an independent video game developer, has signed a lease for 17,382 sq ft of office space across the ground and second floors at 65 Woodbridge Rd in Guildford town centre.
This deal, completed on behalf of Mayfair Capital’s Property Income Trust for Charities (PITCH), represents the largest office letting in Guildford so far this year.
The BAFTA-winning game developer, Supermassive Games, is behind some of the industry’s most successful titles including Until Dawn and The Dark Pictures Anthology. Often referred to as the “Hollywood of video games”, Guildford is recognised as a world leader in games development and home to a number of games studios.
As an office location, Guildford is strongly aligned with PITCH’s thematic investment strategy, which seeks to invest in markets offering dynamic and enduring occupational demand. The property was recently subject to a comprehensive refurbishment, which improved the EPC to a B rating.
Lambert Smith Hampton (LSH) and JLL acted for PITCH. Bureau and HK London acted for Supermassive Games.
Scott Fawcett, Director of Asset Management at Mayfair Capital Investment Management said: ‘The decision to invest in the refurbishment of 65 Woodbridge Rd has been rewarded with a letting to a single tenant across both floors and has established a new rental tone in the building. We are seeing good demand for our offices especially in dynamic, thematic locations such as Guildford and for those buildings finished to a high specification and with strong underlying fundamentals.
Paul Dowson, LSH’s Head of Office – Guildford, commented: “We’re really pleased to have secured Guildford’s largest office letting of the year so far. Guildford is a hub for video games development and this letting to Supermassive Games further demonstrates the growth of this sector in the town.”
Jonathan Amor, Operations Director - “Supermassive Games is growing fast and we’re delighted to secure this office as part of our continued and exciting expansion plans in Guildford.”
